Our focus spanned feasibility, risk management, financial management, market and operational analysis, and exit strategies, ensuring long-term profitability and sustainability for the developer’s portfolio.

$246M Mixed-Use Property

KRG conducted a cross-analysis of three business models for this expansive property, which includes 300+ condo suites and hotel rooms, on-site bars, restaurants, retail, entertainment, and underground parking. We developed comprehensive financial projections—including realistic build-out costs and 10-year operational forecasts— while identifying target consumer profiles and conducting market and competitive analysis.

$39.5M – Luxury Resort Remodel

KRG created detailed strategic plans over the course of 6 months for the remodeling of a prestigious resort, incorporating their PGA Tour-grade golf course, on-premise event space, new Onsen spa services, multiple new bars and restaurants, and their upgraded accommodations. Our strategic vision positioned the property to generate annual revenues exceeding $25M, significantly increasing its overall market value in a post-pandemic era.

$19M – New Boutique Hotel Concept

KRG developed the strategic playbooks for a new hotel property, ensuring high operational efficiency and profitability. This included feasibility studies, conceptual development, brand strategy, tech-stack strategy, marketing strategy, business planning, and financial planning. Our financial modeling resulted in projected EBITDA rates of 38%-41%, positioning the hotel for a lucrative exit with cap rates that exceeded industry benchmarks.
